One of the country’s best.
The result: A cleaner house, happier guests and more revenue.
Our obsession is the guest experience. It shows up as a review score, and a house with a 4.9 can yield twice as much revenue as one with a 4.7. A 4.8 is totally average. We strive to be exceptional.
Our guest scores are in the top .001% of hosts nationally and our homes generate 1.8× market revenue. Our winter occupancy is about triple the market, and most of the first three pages of Estes Park search results on Airbnb are Wolf properties. This obsession began in a basement rental near Marys Lake in 2016. Since then, The Wolf has grown into a market-leading vacation rental management company with national caliber metrics.
In 2026, Airbnb invited our founder to speak at Pro Host Week at its San Francisco Headquarters on how we have achieved the top quality percentile in the country while doubling our inventory in a year.
As of September 2026, we manage nearly 120 listings. But our owners get the exact same hands on, high-touch attention we provided when we had 30, with added benefits of scale: redundancy in staffing; in-house maintenance, cleaning, plowing and hot tub service; around the clock guest services; a professional revenue management team that led pricing strategy for national hotel and STR brands; and more than $100,000 of proprietary market intelligence data and metrics dating back more than a decade.
- Our guest satisfaction score of 4.94 puts us on par with the top ten managers nationally with more than 100 homes
- 97% of our homes are Airbnb Guest Favorites, perhaps the best in the country for managers with more than 100 homes. Guest favorites captured half of all the platform's bookings in Q4 2025.
- Our 2025 year-round occupancy for established homes was nearly double the market in Estes Park ( * Same store inventory)
- Our 2025 revenue per available night for established homes was 1.8× the Estes Park market (same store inventory)
- We have 1.13 million more page views on our homes on Airbnb versus a portfolio of similar listings.
THE WOLF ADVANTAGE
Happy guests. Better results.
Our philosophy is extremely simple: happy guests leave better reviews, which yields better search visibility and thus more bookings. Providing a clean and well maintained home is a mandatory part of that strategy.
Turning our philosophy into an operation is where the magic happens. It requires constant data analysis, complex operations, institutional knowledge, and a synergistic team that backs each other day in and day out.
We are now Estes Park's largest vacation rental manager by all metrics: home count, revenue, guest nights, and reservations serviced per year.
Built in Estes. Built by owners.
We were built in Estes by our founder who started an Airbnb in his basement. He greeted his guests, cleaned it himself, optimized his pricing and listings, photographed his home, and wrote the marketing copy. Yes, members of the Wolf team own some of our inventory, and that's a good thing. We have skin in the game, and we use our homes as optimization guinea pigs.
Every single thing we do is tested on our own units before it’s deployed to our portfolio. Unlike a national franchise, our entire strategy is tailored to this exact market: our pricing, our lead times, our cancellation policies, our cleaning fees, even the way we photograph homes. We are not a franchise implementing a playbook developed in a different state. It is long time locals who have spent a decade working out how to make all our homes perform.
Your property gets a full local operation behind it, with the attention that made us successful when we were small.

Airbnb asked us to share how we do it
In 2025, Airbnb began hosting several hundred of its top professional hosts at its campus in downtown San Francisco. The event is twofold: to share with us the platform’s plans for future growth, and to hear from us on how we think the platform can improve and evolve. It’s a collaborative week. We were part of the inaugural event, and asked to come back in 2026 and take the stage with senior quality leaders.
The roundtable discussion focused on how we scaled while maintaining guest quality, and how we use data to inform our quality decisions. What we presented stays in that room. The results are below.
It turns out that maintaining quality at scale is vanishingly rare.
(Source: AirDNA)
According to AirDNA, there are 920 property managers in the United States with more than 100 listings. 212 hold a rating of 4.8 or better and only 18 hold a rating of 4.93 or better. At 4.94, we'd be in the top ten.
The Wolf is unique in that we host under dozens of owners’ Airbnb accounts, so AirDNA can’t aggregate us into a single portfolio — hence we were not found by its data scrapers. But the numbers hold, and Airbnb sees the same thing we see on our internal hosting dashboard: 95.1% of our reviews are perfect, with an overall rating of 4.94.
Achieving this score is multi-pronged and requires excellence on all fronts. The review criteria on Airbnb covers cleaning, accuracy, check-in, location, value and communication. We understand exactly where to focus our attention and mine reviews for ongoing patterns that might indicate weaknesses.
Share of reviews that were five stars
Our value score is our lowest score and something we’re always chasing, but we’re still 1.9% higher than the competition — the “similar listings." Value measures whether the guest thinks the stay was worth what they paid, and unfortunately it’s a difficult needle to move in a seasonal market. As you can see, it fluctuates with demand and pricing. It’s in the high 70’s in July, and it’s in the low 90's in February.
1.8× market revenue
Happy guests are the strategy, and more revenue is the result. In 2025, our established homes earned $257 for every night they were available to rent. The Estes Park market earned $142. That means the Wolf homes generated 1.8× market revenue.

Note that this is not nightly rate. Nightly rate, aka ADR, is a secondary metric. Here’s why: a home may earn $1000 a night and book 1 night a year, while another home may earn $500 per night and book 365 nights per year. The first home may get bragging rights, but the second home is a way better earner. So what we target is revenue per available night. It’s a metric that combines revenue and occupancy, and it’s the hardest number to dress up. Anyone can post a high nightly rate and sit empty. Anyone can fill a calendar by giving the house away. This number counts every night, booked or not.
Depending on the month, The Wolf can earn double to nearly triple the market in revenue per available night. The gap narrows in the high season, where we bring in $516 per available night across our established homes, versus $341. It’s only 51% more, but it’s also nearly $180 more every single night. That adds up quick.
Better reviews put our homes higher in search, and higher in search is what fills a Tuesday in February.
To be clear about these numbers, an established home is one that was with us for the entire year, so a house we onboarded in October doesn't skew the average. Nights an owner blocked for personal use don't count against either side. And these are gross rental figures, before management fees.

A cleaner house, looked after by people who live here
Everything above is about guests, but it's really about your home. Because a guest walks through after every single clean, and then they grade it. Over the last year, 92.7% of our guests gave the cleaning five stars, and 95.4% said the house was exactly what the listing promised.

One hair in a shower drain or a tiny mark on a sheet yields a four-star review. So we read every review, match it to the clean behind it, and when the same problem shows up more than once, we fix the cause.
That takes people, and this is where it’s invaluable to have a scaled management company as a partner. A small shop is one sick cleaner or one vacation away from a bad week. They may be unavailable during a kid's soccer game, a vacation, even just driving down the canyon to Loveland. The Wolf always has backup, and someone is always available. If something breaks, our own maintenance team fixes it, so nobody waits a week for a tradesman to call back. When it snows, our own plow drivers already know your driveway. Our own techs service the hot tubs. They know exactly how many minutes it takes to fill, from exactly which faucet they attach the hose to.
We're big enough to have backup and local enough to know your house.
Also, don’t forget — a busy house is a watched house. Between guests, cleaners and maintenance, somebody is inside your home every few days, all winter long. Small problems get caught while they're still small.

Start with your property
Send us your address and, if you have it, a link to an existing Vrbo or Airbnb listing. We'll look at the home, its competition, its guest feedback, and what could make it perform better. If we don’t think we can improve on your revenue, we’ll let you know. We’ve been approached by a few very sophisticated owner-operators and were upfront that we probably wouldn’t be able to net them more. But almost always, we think we can bring an owner substantially more revenue. You’ll understand the opportunity, the work involved, and the costs before deciding whether to move forward.
