Why it matters: Airbnb ranks and badges by quality, and guests filter for Guest Favorites. Your home gets seen. And a rating this high across this many homes is evidence the care is reaching the guest, every turnover, in every house. We've also been Superhosts every quarter since we started hosting.

113 of 117 The Wolf listings were Guest Favorites, or 96.6%; 75 were highlighted in the top 10% or better, including 41 in the top 5% or better and six in the top 1%.

Airbnb awards the Guest Favorite badge home by home, re-evaluated every day, from overall ratings, what guests write in reviews, the category scores for cleanliness, accuracy, check-in, communication, location, and value, host cancellations, review removals, and quality problems reported to customer service. 92.4% was the winning score in AirDNA’s 2026 national award for the highest share of guest-loved, platform-badged homes. The Wolf’s Guest Favorite share was 96.6%. Nearly our entire portfolio earns the badge guests actively seek out. Higher than the strong comps on every category

Airbnb compares each of our homes with "similar listings": comparable homes nearby, in size, type, and amenities, which in Estes Park are already the strong performers. For the year ending September 25, 2026, we're higher on every category Airbnb measures.

Why it matters: a lot of managers do cleanliness right; the good ones are the comparison set here, and we're still above them. Value and accuracy are where a guest decides whether to come back, and communication and check-in are where a guest decides whether to call. Anyone can claim these. The dashboard is the proof.

We set the benchmark, locally and nationally

AirDNA's 2026 ranking of U.S. management companies starts with about 960,000 hosts. Of those, 220,000 manage more than one listing, 7,168 manage 20 or more, and 920 manage more than 100. Of those 920, 212 hold a 4.8 or better and 18 hold a 4.93 or better. The national top ten runs from 4.94 to 4.96. Among managers with 100 to 249 listings, the average rating is 4.71, and 6.3% hold a 4.9.

The Wolf is a 4.94 across 120 homes. On AirDNA's table, that would tie for sixth in the country. We aren't on the list because AirDNA identifies a manager by the name on a host account, and our homes sit under many accounts, so the software never put them together.

Top ratings are common at one listing, rare at a hundred: share of U.S. hosts rated 4.9+ falls from 56% at one listing to 6.3% at 100–249, The Wolf's size class.

Locally, every other manager in Estes Park with more than 45 homes scores between 4.65 and 4.84. AirDNA's 2026 local winner for the Rocky Mountain National Park market, at 4.97 across 22 cabins, is Solitude, which The Wolf runs.

We doubled in size. The scores didn't move.

In 2025 The Wolf doubled its inventory. Our five-star share stayed at about 95% the whole way through, and the portfolio's 2026 revenue is running 45% ahead of 2025 with 48% more guest check-ins. Why it matters: growth is where most managers lose the standard. Ours held, which is the whole reason Airbnb wanted to hear how.

Guests keep telling us

The median home in our portfolio has more than 250 Airbnb bookings behind its reviews; 96 of 117 have more than 100. By our own count, about 70% of guests leave a review. Why it matters: thousands of people a year are inspecting these homes and reporting back. A 4.94 built on that many reviews is a track record, not a lucky month.

Airbnb reports our listings drew 1,136,828 more page views than similar listings in the area over the year ending September 24, 2026. Six times out of ten that one of our homes appears in a search, it's on the first page. Why it matters: more eyes on your home means more bookings, and more bookings mean a better price.

Our homes earned 70% more per available night than the market over thirteen months. The nightly rate was slightly below the market's; the calendar was nearly twice as full. When demand allowed, we charged more: July's average rate was $545 against $496, with 96% of nights sold. Airbnb's own dashboard agrees: for the year ending September 25, 2026, it reports our occupancy as 35.2% higher than similar listings in the area.

Why it matters: revenue per available night is the number that pays your mortgage. It counts the nights that didn't sell.

Nearly four times the occupancy and three times the revenue in the month most Estes Park homes sit dark. Across the whole portfolio, from November through April, our homes ran between 53% and 73% occupancy while the market ran 16% to 29%. Why it matters: you earn in January and February, and regular occupancy brings guests and our team through the home throughout the winter.

A 4.9 earns about twice what a 4.7 earns

PriceLabs estimates for two groups of three-bedroom, two-bath Estes Park cabins sleeping six: rated 4.7–4.8, $49,700 a year; rated 4.9–5.0 with 100+ reviews, $102,000. The higher group's nightly rate is 44% higher and its calendar 26 points fuller.

The operation in numbers

Owners trust The Wolf with 120 homes worth roughly $92 million. For 2027 we're planning for about 13,000 reservations, 32,000 booked property nights, 44,000 guest arrivals, 114,000 guest nights, and $16 million in total guest spend. Why it matters: that volume is what pays for full-time staff, a revenue professional, and backup for every job.
