How good are your reviews, really?
A 4.94 across 120 homes with 95.1% five-star ratings, Superhost every quarter since we started. 113 of 117 listings are Guest Favorites; 90 of 116 homes averaged 4.9 or higher in our latest twelve-month review analysis. Airbnb's dashboard puts us above the comparable homes in the area on every category it measures. Every other manager in Estes Park with more than 45 homes scores 4.65 to 4.84, the average manager our size in the country is a 4.71, and a 4.94 would tie for sixth on AirDNA's 2026 national top ten. What does that mean for my income?
Airbnb ranks and badges by quality, and guests book by it. Our homes earned 70% more per available night than the market and drew 1.1 million more page views than similar listings. In this market, a 4.9 cabin with a deep review history is estimated at about twice the revenue of a 4.7.
Does more owner income mean guests are paying too much?
Our reported revenue advantage came with a fuller calendar and an average nightly rate below the market’s. Airbnb also reports our five-star value ratings 1.9% higher than similar listings. A popular, well-run home can earn more while delivering a better stay. That stronger income gives the owner more room for maintenance and improvements.
What about winter?
In February our homes were booked 57% of the time against 15% for the market. You earn in the dead of winter, and an occupied home is heated and watched.
Who sets my prices?
The Wolf, through our pricing team and a fractional revenue manager who was a senior revenue director for Wyndham Hotel Group. We use Key Data, PriceLabs, and years of our booking history, and meet every two weeks to review performance and develop the next improvements. Rates, floor prices, minimum stays, and calendar settings are ours to manage, with full reporting to you.
Can I set a minimum price?
No. An owner-set floor is the most common reason a home underperforms. If that's a deal-breaker, we're not the right company for your home.
Can I use my own home?
Yes, within the owner-use policy in the agreement. If you need a large share of the calendar, a different model will suit you better.
Who actually goes to the house?
Our full-time local managers, cleaners, and maintenance staff, with long-standing local cleaning partners for capacity and licensed trades for specialized work. Someone is on call overnight, with backup.
Are you a franchise?
No. The Wolf is independently owned and operated, and we built the business here. Estes Park is a small national park town with a short, intense summer, a very different winter, and homes that don't all behave alike. Our operation grew out of running those homes ourselves. We make our own decisions, invest in our own team and data, and adapt when the evidence says something needs to change. The people responsible for your home's performance live and work in the Estes Valley. You can talk to the people making the decisions, and they answer for the results.
Do you test ideas before bringing them to owners?
Yes. Our own homes give us somewhere to test improvements with our own money first. We've used them that way repeatedly, then brought successful ideas to the other homes where they fit.
What do you charge?
30% of rent for new agreements. Cleaning, taxes, platform charges, and other guest fees are separate from the commission base. Photography, repairs, equipment, and property expenses have their own cost treatment. How am I paid?
A monthly payout with a clear statement of rental income, fees, and expenses.
Do you guarantee more income?
No. Our results are documented; yours will depend on the house, its costs, and the calendar you make available. We review your property before we recommend anything.
Can you take over from another manager?
Yes. We map future reservations, collected funds, guest communication, and access, and tell you exactly what carries over before we promise a date.
Why was Nathan at Airbnb headquarters?
Airbnb invited him to Pro Host Week, its gathering of the country's top large management companies, in both 2025 and 2026, and in 2026 asked him to speak on how The Wolf gets such high guest scores at scale. His account is on the site.
