How good are your reviews, really?
4.94, with 95.1% five-star ratings. We've earned Superhost every quarter since we started. We deliver that quality across 120 homes throughout the Estes Valley. See the reviews and comparisons.
What does that mean for my income?
Quality makes money. Our same-store group earned 70% more revenue per available night than the market. They also drew 1.1 million more listing views than similar homes. See how guest ratings and rental performance line up.
Does more owner income mean guests are paying too much?
Our homes earned more with fuller calendars and an average nightly rate below the market's. Airbnb also reports our five-star value ratings 1.9% higher than similar listings. Owners earn more. Guests feel they got their money's worth.
What about winter?
In February, our homes were booked 57% of the time, compared with 15% for the market. Winter income matters. We work on your calendar all year.
Who sets my prices?
Our pricing team works with a fractional revenue manager who was a senior revenue director for Wyndham Hotel Group. We use Key Data, PriceLabs, and our own booking history, reviewing performance together every two weeks. The Wolf manages rates, floor prices, minimum stays, and calendar settings, with full reporting to you.
Can I set a minimum price?
No. The Wolf manages minimum prices as part of your revenue strategy. If that's a deal-breaker, we're not the right company for your home.
Can I use my own home?
Yes, within the owner-use policy in the agreement. If you need a large share of the calendar, a different model will suit you better.
Who actually goes to the house?
Our full-time local managers, cleaners, and maintenance staff, with long-standing local cleaning partners for capacity and licensed trades for specialized work. Someone is on call overnight, with backup.
Are you a franchise?
No. We built The Wolf here and run it ourselves. Our 120 homes stretch from the Longs Peak trailhead toward Lyons, high into Windcliff, and along Highway 34 toward the park entrance. The people responsible for your home live and work in the Estes Valley. You can talk directly to the people making the decisions.
Do you test ideas before bringing them to owners?
Yes. Our own homes give us somewhere to test improvements with our own money first. We've used them that way repeatedly, then brought successful ideas to the other homes where they fit.
What do you charge?
30% of rent for new agreements. Cleaning, taxes, platform charges, and other guest fees are separate from the commission base. Photography, repairs, equipment, and property expenses have their own cost treatment. Seventy percent of $100,000 beats eighty percent of $50,000; Fees explains why that's the comparison that matters.
How am I paid?
A monthly payout with a clear statement of rental income, fees, and expenses.
Do you guarantee more income?
No. Our results are documented; yours will depend on the house, its costs, and the calendar you make available. We review your property before we recommend anything.
Can you take over from another manager?
Yes. We map future reservations, collected funds, guest communication, and access, and tell you exactly what carries over before we promise a date.
