For owners / Revenue Management

Quality makes money.

Snow-dusted peaks rise through low clouds above the forest.

Great reviews bring guests to the listing. Pricing, presentation, and availability turn that interest into bookings.

Our pricing team works with a fractional revenue manager who was a senior revenue director for Wyndham Hotel Group. Together, we use Key Data, PriceLabs, and our booking history across 120 homes to manage your home's earning potential.

We work the calendar.

Every two weeks, our pricing team reviews performance, tackles weak spots, and chooses what to test next. Between meetings, we manage rates, minimum stays, and availability, then follow the results.

Every decision has a job: turn available nights into income.

Fuller calendars. More revenue.

The Wolf Estes Park market
Occupancy 80.2% 43.2%
Revenue per available night $269 $158
Average nightly rate $336 $365

Our average nightly rate was below the market's. Our calendar was nearly twice as full. The result: more income from each available night.

When demand is strong, we price for it. In July, our average rate was $545 versus the market's $496, with 96% of nights sold.

Key Data

Guests see the value.

Airbnb reports our five-star value ratings 1.9% higher than similar listings. Guests feel the stay was worth what they paid. A fuller calendar also gives owners more room to invest in upkeep and improvements.

Winter income matters.

In February, our homes were booked 57% of the time versus 15% for the market. They earned $104 per available night versus $35. We manage for the whole year.

We test with our own money.

We use our own homes to test new ideas with our own money. When an idea works, we bring it to other homes where it fits. Your home benefits from what we've learned.

The rating is everyone's job.

Our revenue team works with the people caring for your home and your guests. Reviews, listing quality, and pricing all shape the next booking. We manage them together.

We need the authority to do the job

The Wolf sets rates, floor prices, minimum stays, and related settings under the agreement. We explain the strategy and report the results. We need discretion to act on what the data and the home are telling us. If you'd rather approve individual prices or set your own floor, we're not the right fit, and we'd rather say so now.
